How Realtors & Home Stagers Use Storage: A Checklist
For Decluttering
- Walk the home with your client and identify every space that feels crowded or personal
- Create a “move to storage” list:
- Bikes or sporting/camping equipment
- Seasonal decor or items stored in boxes within bedrooms
- Bulky furniture, books, electronics, instruments, etc.
- Personal photos, albums, heirlooms (things that need to be kept safe)
- Very specific decor or decor that looks visually cluttered like knick-knacks
- Help clients determine the needs for their unit:
- Size
- Month-to-month lease
- Climate-controlled
- 24/7 access
- Security features (video, alarms)
- Drive-up access
- Moving truck usage
- Maintenance practices
- Cost, bill pay options
For Inventory
- Choose a unit size that accommodates your current inventory, plus room to grow
- Select a climate-controlled unit to protect upholstered furniture, artwork and accessories
- Use a drive-up access unit for easy loading and unloading of large furniture pieces
- Organize the unit by category (seating, lighting, decor, textiles) so you can find items quickly
- Keep an inventory list so you always know what you have before heading to a new listing
For the In-Between
- Talk to clients early about the gap in timing between closing on their sold home and moving into the next one
- Recommend a month-to-month unit as a flexible, low-pressure storage bridge
- Let clients know the unit can keep paying off after the move for seasonal swaps and items you don’t need to have sitting in your home
